Current Trends in San Diego Coastal Areas

  • Point Loma: More accessible but still premium, with median prices around $1.5 to 1.8 million, this reflects a 3-5% year increase Single Family homes with an Ocean or Bay view can demand 2 million – 7 million its proximity to Downtown San Diego makes it ideal for everyone looking for fun in the sun

  • Oceanside: The most affordable coastal option, with median prices closer to $900,000-$1 million, attracting military families and those priced out of southern coastal zones.

2024 As Real Estate goes it was a year to push Forward!

Staging allows you to set the aurora of your homes essences and why it will be a special place to the new buyers. Creating a space that allows others to see them in their new home is critical and ultimately will help sell them your home. I have been assisting sellers on preparing their home as well as giving option on hiring a professional in the interior design. Choice properties also has small items we use for your home.

Prepping the exterior it is important to have that curb appeal needed to bring that buyer inside. I can not tell you how many times a client has driven by a home and will not even enter based on the work needed on the exterior. First impressions are important. Think what you want to see if you were the buyer.

Again Preparing is important. Interior spaces really show best with a minimalist thought process, think pottery barn! No one loves seeing clutter an any space yet alone the space they are looking to see themselves in.

Finances, when you sell there are expenses such as prepping for the best price as we just discussed above. Escrow fees, title insurance, loan repayments, real estate agents or in some instances lawyers. Being prepared for these is a great start but don’t feel it can’t be done on a low budget because it can!

WOW 2020! This was a crazy year and I hope all my clients current, past and present were safe throughout this time. The Real Estate market was a typical January, (I was very busy) but then March hit and we were all a little shaky as to what was to come. However the market was strong and with interest rates low, The industry did not see the gloom that many anticipated, instead it was a great year to BUY! Many of my clients went looking for new homes or income property! I had two first time home buyers which is always fun to get them in their first dream home and with 2021 arriving I am hoping for another year of finding the perfect location for all my clients. I think many of us are hopeful. I will say with the interest rates this low and us working from home (the new normal) you may want that bigger space and more outdoor living possibilities! Showing off how cute your home is decorated at this festive time highlights some fun activities the prospective buyer can anticipate if they own your home!!! Although it is sunny and hot out, this may be a great time to look into to a couple of preventive home items such as; inspecting your roof and heater. In San Diego El Nino is expected to hit us hard in the southern California area and to make sure your roof is tight and has no unexpected leaks may help save hundreds if not thousands of dollars. Doing these minor checkups before the storms hit and roofers are swamped may save you in the long run.
